But here's what gets lost in the popular version: walls typically account for more, commonly cited around 35%, and windows, doors and air leaks combined can account for just as much or more than the roof, sometimes up to 30% or higher when a home isn't well sealed. So the claim that the roof is where you lose most of your heat overstates its share relative to the rest of the house. The real determining factor isn't roof versus walls as categories, it's wherever your specific home's insulation and air sealing happen to be weakest. A well-insulated attic paired with poorly insulated walls and leaky windows will lose plenty of heat, just not primarily through the roof.

In its original English context, that steep pitch served a real purpose there, shedding heavy rain and snow efficiently in a wet, sometimes snowy climate. When the style got imported to Dallas as part of a national design trend during the 1920s development boom, it came for the aesthetic, the half-timbering, the arched doorways, the storybook charm, not for any Texas-specific climate reasoning. Builders and buyers wanted the look. The roof pitch came along for the ride.

Compare that to the Craftsman bungalow, the other dominant historic style across Dallas neighborhoods like Junius Heights and parts of Munger Place. Craftsman homes intentionally use low-pitched roofs with wide, overhanging eaves and exposed rafter tails and that actually is a functional, climate-adapted choice. Those deep overhangs provide real shade against the Texas sun in a way a steep Tudor gable simply doesn't. So within Dallas's own historic housing stock, you can see both stories side by side: one roof style imported purely for romantic aesthetic reasons, and another genuinely shaped by our climate.
