Where Are New Homes Being Built in Northeast Dallas? 7 Master-Planned Communities to Know in 2026

In 2026, most new-home construction in Northeast Dallas is happening in seven master-planned communities: Elevon in Lavon, Inspiration near Wylie and St. Paul, Winchester Crossing and Eastridge in Princeton, Waterscape in Royse City, Woodcreek in Fate and Bayside in Rowlett. Before you walk into a model home, check two things: whether the community has a PID or MUD tax, and whether the builder requires your agent to register you on your first visit.

The model home is built to sell houses. The sales rep works for the builder. That's fine. You just need someone at the table who works for you.

Which Northeast Dallas communities are building new homes in 2026?

Here's the short list, with what each builder or city has published. Availability changes month to month, so treat this as a starting map, not an inventory list.

Elevon, Lavon

  • About 983 acres in Collin County
  • KB Home opened a new section in June 2026; M/I Homes and K. Hovnanian also build here
  • Amenity center, trail system, fishing pond, dog park and pocket parks
  • Has a Public Improvement District (PID), per the City of Lavon
  • Served by Community ISD

Inspiration, St. Paul / Wylie area

  • 702 acres and 2,000+ homes, started in 2014
  • Final phase, Unity Village, with Ashton Woods and First Texas Homes
  • Club Inspiration, a 350-foot lazy river and a 25.5-mile trail
  • Named 2020 Master-Planned Community of the Year (McSAM)
  • Served by Wylie ISD

Winchester Crossing, Princeton

  • D.R. Horton is currently selling
  • Community pools and a splash pad
  • Served by Princeton ISD

Eastridge, Princeton

  • Served by Royse City ISD

Woodcreek, Fate

  • Planned for 4,000+ homes at build-out and nearing completion
  • Two amenity centers, a Jr. Olympic pool, splash park, lake and trails
  • Named a Top 50 master-planned community by John Burns (2019)
  • Municipal Utility Districts (MUDs) fund infrastructure, per the City of Fate

Bayside, Rowlett

  • On Lake Ray Hubbard, next to the planned Sapphire Bay development
  • 290 homes total; Mattamy Homes announced the final phase in November 2025
  • Townhomes and single-family Casitas

Where has Jeanie sold new and master-planned homes?

I've been selling in Northeast Dallas for almost 30 years, so many of the neighborhoods I sold in while they were being built aren't new anymore. Here's where I've done the most work:

  • Sachse: Woodbridge, Heritage Park and Richfield Estates
  • Wylie: The Dominion, Kreymer Estates and Braddock
  • Lavon: Elevon
  • Princeton: Bridgewater
  • Parker: Whitestone Estates
  • Van Alstyne: a custom home build

That history matters. I've seen how these communities held up after the builders left, which lot types resold best, and which HOAs ran well.

Do I need my own agent to buy a new construction home?

You're not required to have one. But the builder's sales team represents the builder, and the builder's contract is written for the builder.

Here's the scenario I see over and over: a buyer tours a model on a Saturday, signs the guest sheet, and comes back with an agent the next week. By then, many builders won't work with that agent.

  • Bring your agent to the first visit. Many builders require your agent to register you on your first visit, and co-op policies vary by builder.
  • The builder's price is usually the same either way. In my experience, builders typically budget for buyer-agent compensation. Ask how it's handled in your contract.
  • Texas uses separate TREC contracts for new homes that are complete or still under construction. Builders often use their own forms instead, so read every page.

What are PID and MUD taxes, and which communities have them?

Many new communities pay for roads, water lines and parks through special districts. That cost shows up in your tax bill or as an annual assessment.

  • PID (Public Improvement District): an annual assessment set by a city or county. Elevon (Lavon) and Eastridge (Princeton) have one.
  • MUD (Municipal Utility District): a separate taxing district with its own tax rate. The City of Fate says MUDs were created for Woodcreek.
  • You get a notice before you buy. Texas requires a Notice to Purchaser of Special Taxing or Assessment District (TREC form 59-0).
  • Look it up yourself. The Texas Comptroller keeps a public database of special purpose districts, with tax rates and debt.

What should I check before I sign with a builder?

  1. What's included in the base price, and what's an upgrade
  2. Lot premium, and which way the backyard faces
  3. PID or MUD status and the current tax rate
  4. HOA dues and what they cover
  5. Earnest money terms and what happens if construction runs late
  6. Your right to hire your own inspector at pre-drywall and final
  7. The written builder warranty, since Texas has no state-run builder warranty program
  8. Your 11-month warranty walkthrough date

No. Texas has no state-run builder warranty program. Your protection is the builder's written warranty, so read it and schedule your 11-month walkthrough.
