Lavon, TX Real Estate in 2026: 7 Things to Know Before You Buy or Sell

Lavon is a Collin County city on State Highway 78, just southeast of Lavon Dam and Lake Lavon. It is one of the fastest-growing cities in North Texas: the U.S. Census Bureau estimates 11,888 residents in 2025, up from 4,469 in the 2020 Census. Lavon is in Community ISD, and most homes for sale are new construction in master-planned neighborhoods, so ask about builder terms, HOA dues and any PID or MUD before you buy.
Lavon has changed more in five years than most cities change in twenty. Buyers are mostly choosing between builders, not between resale homes.

- County: Collin County, in the southeast part of the county
- Highways: State Highway 78 runs through the city, and State Highway 205 meets it on the west side
- The lake: About a mile southeast of Lavon Dam
- Neighbors: Wylie to the southwest, with Nevada, Josephine and Copeville nearby

3. Which school district serves Lavon?
According to the City of Lavon, Lavon is in Community ISD, together with Copeville, Josephine and Nevada. The district covers 89 square miles. Wylie ISD also lists Lavon among the communities it serves, so some addresses near the edges may fall in Wylie ISD.
Always confirm the attendance zone with the district by exact address, especially in a brand-new section where streets are still being added.

Elevon

5. What should I ask before buying new construction in Lavon?
- Special districts: Ask whether the lot is in a PID or MUD, what the yearly assessment is and how long it lasts. These can add a lot to your tax bill.
- HOA dues: Ask for the current dues and what the amenity center, pools and trails cost to run.
- Builder incentives: Compare a rate buydown, closing cost help and a price cut side by side.
- Inspections: Get an independent inspection before drywall and again before closing, even on a brand-new home.
- Bring your own agent on the first visit: Many builders require it at first registration.

6. What should I know about Lake Lavon?
- Lavon Dam was started in 1948 and completed in 1953.
- The U.S. Army Corps of Engineers operates the lake, which covers about 21,400 acres.
- Lake Lavon is part of the North Texas Municipal Water District system and supplies water to hundreds of thousands of North Texans.
- Lots near the shoreline and its creeks can sit in a flood zone, so check the flood map for the exact lot.
