Wylie is a city of about 63,800 people, about 24 miles northeast of downtown Dallas on State Highway 78. It reaches into three counties, Collin, Dallas and Rockwall, and most of the city is served by Wylie ISD, with Garland ISD and Rockwall ISD serving the Dallas County and Rockwall County portions. Before you buy or set a list price in Wylie, confirm the county and school district for the exact address.
Wylie is the largest of the four cities I cover most closely, and it has more moving parts than most buyers expect. Three counties, several school districts, a historic downtown and a long list of newer master-planned neighborhoods.

1. Which county is Wylie in?
Three of them. Wylie started out entirely in Collin County and has since grown into Dallas and Rockwall counties.
- Collin County: Most of Wylie, valued by the Collin Central Appraisal District.
- Dallas County: The southwest edge near Sachse, valued by the Dallas Central Appraisal District.
- Rockwall County: The southeast edge, valued by the Rockwall Central Appraisal District.
- Why it matters: The county sets your appraisal district, part of your tax rate and where you file a protest.
2. Which school district serves Wylie?
Most Wylie addresses are in Wylie ISD, which also serves families in Sachse, Murphy, Lucas, Lavon and St. Paul. Wylie ISD covers 41 square miles and runs 23 campuses, including two 6A high schools.
- Wylie ISD: Most of the Collin County side of Wylie
- Garland ISD: Dallas County portions
- Rockwall ISD: Rockwall County portions
- Community, Plano and Princeton ISDs: Small areas on the Collin County side
Some neighborhoods are split. Builders in Dominion of Pleasant Valley, for example, list both Wylie ISD and Garland ISD campuses depending on the section. Always confirm the attendance zone with the district by exact address.

- Built in phases, with later phases from the mid-2010s
- A steady resale market I know well

- Built in phases, with Phase II homes from the 2010s

4. How has Wylie grown?
Wylie grew from 15,132 residents in 2000 to 57,526 in the 2020 Census and an estimated 63,842 in 2025, according to the U.S. Census Bureau. Here's how it got there:
- 1887: Wylie was established along the railroad.
- 1953: Lavon Dam was completed north of town, creating Lake Lavon.
- 1999: The first phase of Woodbridge was completed.
- 2000 to 2010: Wylie's population nearly tripled, to 41,427.
- 2011: The PGBT Eastern Extension opened across Lake Ray Hubbard, shortening the drive west.
- Today: The historic downtown on Ballard Avenue hosts the free Bluegrass on Ballard festival every spring.

6. What does it cost to own a home in Wylie beyond the mortgage?
- Property taxes: Set by your county, city, school district and any special district, so two Wylie homes can have different rates. File your homestead exemption ($140,000 off school taxes) as soon as you move in.
- HOA dues: Common in Woodbridge, Dominion of Pleasant Valley and the newer neighborhoods. Read the documents before your option period ends.
- Flood zones: Homes near Lake Lavon, Lake Ray Hubbard and their creeks can carry flood zone requirements. Check the flood map for the exact lot.
