Moving to Northeast Dallas in 2026: 10 Suburbs Compared for Relocating Buyers

Most people relocating here start with a map and a school district. Then they find out the real differences are county lines, tax rates and which toll road they'll drive every day.

I've lived in Sachse since 1998 and sold homes across these 10 cities for 29 years. I'll tell you what the listing photos won't.

How do the 10 Northeast Dallas suburbs compare?

Population figures are U.S. Census Bureau estimates for July 1, 2025. Several cities cross county lines, so always check the county for the exact address.

What the numbers tell you:

• Fastest growth: Princeton, Lavon, Royse City and Fate have grown the most since 2020. The City of Princeton reports it was the fastest-growing U.S. city from July 2023 to July 2024.
• Established suburbs: Garland, Rowlett, Murphy and Sachse are more built out, with more resale homes from the 1990s to 2010s.
• Transit: Garland and Rowlett are DART member cities with Blue Line rail stations. The other eight are not.

How do property taxes work in Texas?

This is the question I get most from people moving from other states. Texas has no state personal income tax, and local property taxes do the heavy lifting instead.

• No state property tax. Cities, counties, school districts and special districts each set their own rates.
• Your county appraisal district sets the value. Collin, Dallas, Rockwall and Hunt counties each have their own district.
• Homestead exemption: $140,000 off your home's value for school district taxes, after voters approved an increase in November 2025.
• You can protest. The usual deadline is May 15, or 30 days after your appraisal notice is delivered, whichever is later.
• Newer communities may add a PID or MUD on top of the regular rate. Ask before you write an offer.

What is the commute like from Northeast Dallas?

• President George Bush Turnpike (PGBT): the main east-west toll road through Sachse, Garland and Rowlett. Its Eastern Extension across Lake Ray Hubbard opened in December 2011. Tolls are all electronic.
• I-30: connects Rockwall, Fate and Royse City to Dallas. TxDOT is widening it east of Lake Ray Hubbard, with work expected to finish in 2027.
• Hwy 78: the local spine through Sachse, Wylie and Lavon.
• DART rail: Blue Line stations in Garland and Rowlett, including Downtown Rowlett Station.

What surprises people after they move here?

1. County lines matter. Two houses a mile apart can have different tax rates and school districts.
2. Your electric provider depends on the address. Most of the area lets you shop for a provider, but city-owned utilities like Garland Power & Light and electric co-ops work differently.
3. HOAs are common, especially in newer and master-planned neighborhoods.
4. Summer water bills are real. Sachse, for example, uses tiered water rates, and yards get thirsty in July and August. I broke it down here.
5. The area is still growing fast. Collin County added about 43,000 residents from 2024 to 2025, the second-most of any U.S. county.
