Murphy is a Collin County city of about 21,000 people on FM 544, between Plano and Wylie and about 20 miles from downtown Dallas. Murphy is split between Plano ISD and Wylie ISD, and the 2025-2026 combined property tax rate differs by about 17 cents per $100 depending on which district the home is in. Murphy is close to fully built out, so most homes for sale are resales.

Murphy is small, established and almost entirely owner-occupied. That makes the details of each street matter more, starting with which school district a home sits in.

1. Where is Murphy, TX?

Murphy is split between two districts:

  • Plano ISD: Part of Murphy, feeding McMillen High School and Plano East Senior High
  • Wylie ISD: The rest of Murphy, feeding Wylie High School

4. How has Murphy grown?

Murphy grew from 3,099 residents in 2000 to 17,708 in 2010 and 21,013 in the 2020 Census. The Census Bureau's 2025 estimate is 20,985, essentially flat.

  • 1846: Peters Colony settlers arrived in the area once called Old Decatur.
  • 1999: The President George Bush Turnpike opened to the west and building took off.
  • 2000 to 2010: Population grew almost sixfold.
  • Today: The city expects build-out at roughly 22,000 residents, so new lots are scarce.

What that means for you: Murphy is mostly a resale market, and about 94% of homes are owner-occupied, according to the Census Bureau.
