Living in Inspiration: An Guide to the Lake Lavon Community in Wylie and St. Paul

What is Inspiration in Wylie, Texas?

Inspiration is a Huffines Communities master-planned community of about 2,172 homes on roughly 700 acres near Lake Lavon, served by Wylie ISD, with two amenity centers, 27 parks and new homes from the $400,000s to over $1 million.

I have been selling homes in this part of Collin County since 1998 and Inspiration is the community buyers describe to me before they can name it. They say "the one on Parker Road with the huge metal sculptures." That is a fair description. It is also one of the few communities in my market where the amenity package genuinely justifies the marketing.

Inspiration is also the community where I have had the most conversations that start with a buyer saying "wait, why is the tax rate that high?"

So this is the honest version. Who is still building and who finished years ago, what the older villages look like compared to the new ones, what Club Inspiration actually includes and the tax structure that makes this community different from anything inside Wylie city limits. I gave Woodbridge in Sachse and Wylie the same treatment and Inspiration deserves it just as much.

First, Which City Is It In?

This is the trick question and the answer matters more than it sounds like it should.

Inspiration is not inside any city limits. The community sits in unincorporated Collin County, inside the extraterritorial jurisdictions of the Town of St. Paul, the City of Wylie and the City of Lucas. That is why you will see the same community listed as Wylie, as St. Paul and occasionally as Lucas, depending on the source. Sales offices on Emerald Bay Lane use a St. Paul mailing address. The MLS usually says Wylie 75098.

All of it is Wylie ISD. Hold onto the jurisdiction detail because the tax section below turns on it.

Geographically, Inspiration sits on rolling ground above the west shore of Lake Lavon, off FM 2514, which everyone here calls Parker Road, about nine miles east of US 75. Huffines built into the terrain rather than flattening it, so you get real elevation change, homes facing ponds and a genuine hilltop feel that most flat North Texas subdivisions cannot offer. That is not marketing. Go drive Inspiration Boulevard.

The Story of the Place: A Decade In, and Nearly Finished

Huffines Communities started construction in 2013 and the first families moved in during the summer of 2014. That makes Inspiration a mature community, which is the single biggest difference between it and the newer communities east of the lake.

The scale, from the water district's own bond disclosure: 2,172 single-family lots across 24 platted phases on roughly 700 acres. As of November 1, 2024, that disclosure counted 1,851 completed homes, 1,751 of them occupied, 83 more under construction and 321 developed lots still vacant. In other words, roughly 85 percent of the rooftops were already standing almost two years ago.

Unity Village, 288 homes on 73 acres, is the final phase. Huffines has said so directly and sold that land to builders in 2023. There is no phase eleven.

That changes the buying calculation in a way worth stating plainly. In a community like Elevon in Lavon, you are buying into fifteen more years of construction. In Inspiration, you are buying into a community that is nearly done. The trees in the older villages are established. The amenities are built and paid for. What you give up is the entry price because Inspiration is not an entry-price community.

The Builders Selling Today

Four production builders plus a custom lot program are actively selling, which is a much shorter list than it was five years ago. Aggregator sites still show Highland, Pulte, Bloomfield, Meritage and others. Those are closed out. They built the established sections.

Prices in new construction move constantly. Treat everything here as a band, not a quote.

A few observations that will save you time at the model homes.

Ashton Woods splits its product by lot width, selling a 50-foot series and an 80-foot series in Unity Village. Three of the seven plans in the 50-foot series are single story. The 80-foot series is two story only, so if you want a large one-level home on a wide lot, that combination is harder to find here than you would expect.

First Texas is the single-story specialist in this community. Most of its smaller plans are one story, and its standard feature list is unusually loaded for the price point.

Shaddock is the move-up tier, selling two villages under separate names, with a design studio allowance that makes its homes the closest thing to semi-custom in Inspiration without going the custom lot route.

The custom lot program is the interesting one and almost nobody knows about it. Huffines sells individual homesites, including lake-view sites, to buyers who bring their own builder subject to developer approval. The rules are real: an 88 by 140 foot minimum lot, a 3,500 square foot minimum home, construction has to start within eight months of purchase and on the prime view lots the home is restricted to a single story so it does not block the neighbors' view corridor. If you have wanted to build on a lake-view lot in this market without going to Rockwall, this is one of the few places it is possible.

The Villages and What the Older Sections Look Like

Inspiration uses two naming systems and you need both. The marketing names are villages: Discovery, Hope, Destiny, Harmony, Faith, Wisdom, Inspiration Point, Success, Peace, Grace, Paradise and Unity. The MLS and your title work use plat names, which read "Inspiration Ph 3B-2" or "Inspiration Ph 7B." A Phase 1 address is the oldest part of the community. A Phase 10 address is brand new.

Roughly how the eras break down:

●        2013 to 2015, the original core. Hope Village and early Destiny Village, built on 60 by 130 foot lots by Highland, K. Hovnanian, Meritage and Saxony. These homes are a decade old now with established landscaping. They also pre-date Club Inspiration, which did not open until 2019.

●        2016 to 2018, the build-out years. Harmony, Discovery, Faith and Wisdom Villages. The widest variety of builders and the widest price spread in the community. George W. Bush Elementary opened inside the community in 2016.

●        2019 to 2022. Inspiration Point Village, Success Village and Peace Village. These buyers got modern floor plans and a finished amenity package from day one, which in my opinion is the sweet spot for resale in this community.

●        2023 to now. Grace Village, Paradise Village and Unity Village. Brand new, highest price points, bare front yards and construction traffic for a while longer.

If you are shopping resale here, ask which village and which phase, then go look at the street. The difference between a 2015 street and a 2025 street in the same community is dramatic.

The Amenities: Club Inspiration Earns It

This is where Inspiration separates itself and I do not say that lightly.

Club Inspiration is the master amenity center, an eight-figure project with more than 16,000 square feet of indoor space on a site overlooking Lake Lavon. It includes four pools (a resort pool with beach entry and cabanas, a lap pool, an adult pool and a tot pool), a 350-foot lazy river with tubes provided, a two-story fitness center with cardio, weights and a class space, a clubhouse with a catering kitchen and conference rooms, a grilling pavilion, a snack bar and an event lawn. The lazy river stays open year round. The fitness center is open well before dawn which matters if you commute.

Hope Harbor is the original amenity complex from 2016, with a large infinity-edge pool, cabana, grills, event lawn and a playground. Having two separate pool complexes in one community is not common at this size.

Beyond the two centers: 27 parks, two dog parks, pickleball at two locations, sand volleyball at Inspiration Point Park, a putting green, an outdoor fitness course, stocked catch-and-release fishing ponds, a hammock park and open play fields. The HOA is professionally managed with an on-site office on Inspiration Boulevard, and there is real event programming, including a Fourth of July celebration that people actually turn out for.

HOA dues. The association set the 2026 assessment at $1,740 per year, billed as $870 in January and $870 in July. Read the next section before you compare that number to another community's dues because in 2026 the fire and EMS line came off the HOA budget while the water district's maintenance and operations tax rate went up. The cost did not disappear. It moved from your dues to your tax bill.

The Lake

Inspiration sits above the west shore of Lake Lavon, which the U.S. Army Corps of Engineers operates as a flood control, water supply and recreation reservoir covering about 21,400 acres with 121 miles of shoreline.

Be precise about what "lake access" means here, because buyers hear it and picture a private dock. Inspiration offers pedestrian and trail access to public Corps land, including the Trinity Trail, a 25.5-mile walking and equestrian trail along the shoreline. There is no community-owned boat ramp or marina.

For boating, Collin Park Marina on St. Paul Road is the closest full-service facility, with hundreds of slips, public ramps, dry storage, a ship store and seasonal boat rentals. Corps parks at Avalon and East Fork are also close. Some ramps are free and some charge a launch fee, and a few are seasonal, so check before you hitch up.

One related note for lake-adjacent buyers: flood risk here is more about topography and drainage than about the FEMA map. I wrote about that separately in flood zones around Lake Lavon and Lake Ray Hubbard.

Schools: The Facts, Not the Ratings

All of Inspiration is in Wylie ISD. I do not comment on school quality or ratings, both because Fair Housing rules govern how agents discuss schools and because you should visit the campus and decide for yourself. Here are the facts.

George W. Bush Elementary, serving kindergarten through fourth grade, sits inside the community on Eagle Aerie Lane, on a ten-acre site the developer set aside. It opened in 2016. An elementary campus inside the neighborhood is a meaningful daily-life difference and one of the genuine advantages here.

Older students currently attend Bill F. Davis Intermediate for fifth and sixth grade, Frank McMillan Junior High for seventh and eighth, and Wylie East High School.

Here is the part to verify rather than assume. Wylie ISD voters approved a $298 million growth bond in November 2023. Kreymer Elementary opened in the fall of 2025, and two new campuses, O.W. Hampton Intermediate and Richard Parker Junior High, opened in August 2026. Both feed Wylie East High School, which is Inspiration's high school, so an intermediate or junior high reassignment is plausible. The district also rezoned several campuses for the 2025-26 year. Look up your specific address on Wylie ISD's boundary and route finder and confirm with the district rather than relying on a builder page or a listing.

For context on the growth: Wylie ISD serves more than 19,500 students across 23 campuses, an increase of roughly 33 percent since 2016.

The Tax Conversation: What a WCID Is and Why Your Rate Is Higher

Here is the section I most want you to read.

Inspiration does not have a PID or a MUD. It has a WCID, a Water Control and Improvement District, specifically Collin County Water Control and Improvement District No. 3. It was created in 2011 to finance the roads, water, sewer and drainage that made this community possible, and a bond election in 2013 authorized $63 million in road bonds and $87 million in utility bonds. Tens of millions of dollars of that debt is still outstanding, and the district levies a property tax to service it.

What that does to your rate. The district's tax rate has been running in the neighborhood of 89 to 92 cents per $100 of valuation in recent years. Stack that on top of Wylie ISD, Collin County and Collin College, and a home in Inspiration lands near 2.3 percent, where a comparable home inside Wylie city limits lands closer to 1.95 percent. That gap is roughly 35 cents per $100, which on a $575,000 home is about $2,000 a year.

Two details that surprise people:

Inspiration pays no city property tax because it is not inside any city's limits. That is the flip side of the same coin. You are not paying Wylie or St. Paul, you are paying the district instead and the district's rate is considerably higher than either city's would be.

The district does not offer a general homestead exemption. Wylie ISD, Collin County and Collin College all do. The district offers only over-65 and disability exemptions. So the district's rate applies to more of your value than the other rates do. Run your numbers accordingly.

The emergency services district issue and why it is worth asking about

This one is live and unresolved as of this writing and I would want any buyer of mine to know about it.

Collin County voters created Emergency Services District No. 1 in November 2025, with its first budget year beginning October 1, 2026 and a proposed rate of ten cents per $100. The ESD covers unincorporated county land, including the ETJs of cities that agreed to participate.

Inspiration straddles three ETJs and only Wylie's opted in. So, in the water district's own words on its website, "the only portion of the District in the ESD is that part which was in the Wylie ETJ as of early June, 2025." Homes in the St. Paul and Lucas ETJ portions are not in it. That means part of Inspiration faces paying the district's fire and EMS costs and the new ESD tax at the same time while neighbors a few streets away pay only one.

The district posted in July 2026 that it is building a short-term fix it describes as "messy and a bit complex," while pursuing full inclusion of the whole community into the ESD through petition and election, likely in May or November of 2027.

None of this makes Inspiration a bad buy. It does mean you should ask, before you sign:

1.       Which ETJ is this specific lot in, St. Paul, Lucas or Wylie? Get it in writing.

2.       Is this lot currently inside Collin County ESD No. 1?

3.       What is the current combined tax rate on this address, including the water district, and what exemptions apply to each line?

4.       What are the HOA dues this year, and what moved into or out of the dues since last year?

5.       What does the full monthly payment look like with principal, interest, taxes at the correct combined rate, insurance and dues?

Retail and Getting Around

Inspiration is quiet and part of the reason is that there is very little commercial development immediately around it. No source I can find describes a retail tract inside the community and I would not expect one at this point in the build-out.

Practically, that means downtown Wylie is about five or six miles southwest and the Target-anchored shopping at Woodbridge Crossing is on the far side of Wylie, closer to nine or eleven miles. The most consequential thing coming is Lucas Crossing, a 42-acre grocery-anchored center at Park Road and FM 1378 in Lucas, planned around a Tom Thumb with a restaurant village and pad sites. It is roughly six to eight miles northwest and it has been approved, with no opening date announced.

Parker Road is the front door and it is under construction. TxDOT is reconstructing FM 2514 from a rural two-lane into a four-lane divided road with a raised median and sidewalks, a $50 million project that has been well along for a while. When it is finished, access improves considerably. Until then, budget extra time heading west.

Realistic drive times, keeping in mind the construction: ten to fifteen minutes to downtown Wylie, twenty to thirty to Allen, twenty-five to thirty-five to Plano depending on where and when and roughly an hour to downtown Dallas at peak. Inspiration is about 28 miles from the Dallas central business district.

Is Inspiration Right for You?

Inspiration works well if you want a finished community rather than a construction zone, if the amenity package is something your family will genuinely use (and if you have kids, you will use it), if an elementary campus inside the neighborhood matters to you, and if you can look at a 2.3 percent tax rate with clear eyes and still like the total payment.

Inspiration is probably not your community if your budget tops out in the $300,000s, if you need to be near shopping and restaurants, or if the tax rate bothers you on principle even when the total monthly number works. I have had buyers walk over the rate alone, and I understand it.

What I tell people is this: compare total monthly cost, not tax rates. A higher-priced home at a lower rate inside Wylie can easily cost more per month than an Inspiration home at 2.3 percent. Run both. Then decide.

Frequently Asked Questions

Is Inspiration in Wylie or St. Paul, Texas?

Neither, technically. Inspiration sits in unincorporated Collin County within the extraterritorial jurisdictions of St. Paul, Wylie and Lucas, which is why listings show all three. Mailing addresses are usually St. Paul or Wylie 75098, and the entire community is in Wylie ISD.

Why is the tax rate in Inspiration so high?
